Since Polish construction law does not define what is a raw state, according to our company, a raw state covers the following stages of home construction:

How much does it cost to build a single-family home in 2019?
Building a house is a big expense. Fortunately, in 2019, you can get subsidies for building a single-family house and for its modernization.
The question of how much it costs to build a house is one of those questions that builders and architects do not like. We know the average cost of building a single-family house in 2019 based on the calculations of industry specialists. It is currently about PLN 200 – 230 thousand for the home to be finished in a raw state and 380 thousand for the entire investment. However, such amounts do not take into account individual factors, and these determine how much the home will actually cost. These include:
- the costs of building materials,
- labour – it will vary considerably not only between cities but also between different teams,
- the construction site – excavator rental, bricklayer’s services and wood are much more expensive in a large city than in the countryside towards the eastern border. That is why the construction of single-family houses in Warsaw is usually the most expensive.
- Terrain – building on dry, flat terrain will be cheaper than building a house on a floodplain or fitting the project to a hilly or rocky plot.
- Project– an individual project may cost more than the average cost of building a single-family house in 2019. On the other hand, some build without a project or copy a house that is already in the area, so they do not pay for the project.
How do I reduce the costs of building a single-family home?
This is just the beginning of the calculation because of course there are more of these factors. Even in Warsaw, the cost of building single-family houses is completely different in Praga Północ and again different in Mokotów. Similar differences also exist in other cities. Much also depends on the experience and honesty of the foreman and crew, who can look for savings for homeowners or unnecessarily multiply costs.
The advantage of this year is the relatively high availability of subsidies for works or equipment related to home construction and furnishing. This year, it is mainly heating subsidies.

Subsidy programmes for house construction
In addition, you can also get up to 80 percent of the costs of constructing a domestic sewage treatment plant. This is good news for people who build in places without sewage systems. Such an investment can consume even several thousand zlotys. To check if you can take advantage of the subsidies, find out whether the municipality where you plan to build has joined the programme.
Individual municipalities continue to subsidize the installation costs of solar collectors. It is also worth to first check in which municipality the programme is being implemented and what are the conditions for a subsidy of up to 60% of the collector’s price. You need to hurry – this programme runs until 2021.
